Paramount’s investment philosophy is the product of the team’s significant expertise across a broad array of real estate disciplines, honed over the course of several market cycles. Paramount’s investment philosophy is comprised of:

• Targeting class “A” office properties with fundamental or intrinsic long-term value

• Investing in markets that feature growing demand generators and meaningful supply
   constraints. Specifically, Paramount targets New York City, San Francisco, and
   Washington D.C, with a secondary focus on Boston, Los Angeles, and Miami

• Seeking investments with asymmetric upside potential versus downside risk,
   often shielded by high current income

• Targeting the highest risk-adjusted returns throughout the capital structure,
   not necessarily the investment with the highest projected returns

• Using debt conservatively to control risk and enhance returns

• Leveraging core competencies, which include capitalizing on an extensive acquisition
   network, a comprehensive due diligence methodology, a sophisticated underwriting
   practice, and expertise in asset management, property management, and
   property repositioning.
